As of Oct 27, 2026, our database holds 12,664 Miami-Dade County code-enforcement cases on 11,108 residential properties, so many properties carry more than one case. 7,191 of the cases are listed as open and 2,854 as at lien; for 2,619 the county's record did not state a status. Of the 12,046 cases that carry a case date, the dates run from Oct 11, 2016 to Oct 23, 2026, and 3,989 are dated 2026 and 2,305 are dated 2025. This page covers Miami-Dade code enforcement only; it says nothing about probate, foreclosure or tax records in the county, because those are not records we hold for Miami-Dade.
The most common label is 'All Other Code Violations', which the county uses as a catch-all, with 8,435 cases. Expired permits are next, with 1,033. The labels that point to the condition of the building itself, unsafe structure and junk, trash or overgrowth, make up 1,474 cases between them.

Do not read that table as a trend. The county publishes current-state lists of cases that are open or at lien. A case that was fixed and closed drops out, so older years keep only the cases that are still unresolved, and recent years have had less time to resolve. A higher count for 2026 than for 2025 means more 2026 cases are still on the list, not that more were opened. 618 cases carry no case date in the county's record and are left out of this table.
The largest places in our property records are Miami (6,937), Homestead (867), Hialeah (610), North Miami Beach (547), North Miami (412), Palmetto Bay (342). Cases in some other Miami-Dade municipalities, such as Hialeah and Miami Gardens, come from those cities' own feeds and are not in these counts.
Local code enforcement in Florida runs under Chapter 162 of the Florida Statutes. A code board or special magistrate can order a violation corrected by a deadline, and under section 162.09 it can impose a fine of up to $250 a day for a first violation and up to $500 a day for a repeat violation. A certified copy of the order can be recorded and becomes a lien on the property. A lien does not stop a sale: it is paid from the closing proceeds, and a buyer can often negotiate the amount with the county after closing. Our page on code violation liens in Florida covers the steps.
