Yes. A house that was non-renewed or cannot get a new policy can still be sold. The problem is that a buyer with a mortgage has to show insurance, so the pool of buyers gets smaller.
Any Florida county, any roof age. Tell us the address and what the insurer said. A person reads every message, and there is no obligation.
Yes. A lack of insurance does not stop a sale. It changes who can buy, because a lender will not close a mortgage on a house that cannot be insured, and many Florida insurers decline houses with older roofs or past claims. Cash buyers are not held to a lender's insurance requirement, and neither is a buyer who can fix the problem that caused the decline.
Howler Property Group LLC, a Tampa-based company that buys Florida houses directly, publishes this guide. It is general information and not legal or insurance advice.
Nonrenewal, cancellation and a premium increase are three different things, and the notice should say which one you got and why.
If you think the notice is wrong or late, the Florida Department of Financial Services Division of Consumer Services takes insurance complaints and questions at 1-877-693-5236.
None of these is right for everyone. The best choice depends on how long you plan to keep the house and what it needs.
Citizens can keep a house insured, but a policy is written for a named owner, so a buyer applies for their own, and Citizens may decline or may require the buyer's roof or other items to meet its standards. It also may not fit a lender's timeline. A seller cannot assume Citizens will be available to the next owner.
A lender requires proof of homeowners insurance before closing, and the buyer needs a binder in place. If the house cannot be insured, a buyer using a mortgage cannot close, or has to repair the roof first. When the house is in a flood zone and has a mortgage, flood insurance is separate from homeowners insurance and is usually required too. A cash buyer is not limited by a lender's insurance requirement, which is why the house can still sell.
Most mortgages require you to keep the house insured. If coverage lapses, the lender can buy a policy for you, called force-placed insurance, and add the cost to what you owe. It is generally more expensive and covers the lender's interest more than yours. Keep making payments, tell the lender what happened, and ask for the payoff figure if you are thinking about selling.
Howler Property Group buys Florida houses as-is for cash, including houses that cannot currently be insured, without repairs or an agent. We still run a title search and put the terms in a written contract, and you choose the closing date within what the title work allows. If staying insured and keeping the house would serve you better, we will say that.
