Cash Home Buyers

What does a cash home buyer actually pay for in Florida, and what do they not?

A cash buyer is paying for speed, certainty and taking on the work and risk of the house as it stands. A cash sale still has a title search, a closing and a contract. Here is what changes and what does not.

The short answer

A cash home buyer pays for the house in its current condition and for taking over the repairs, the carrying costs and the risk. They are not paying for a lender's appraisal, a financing delay or a listing agent. A Florida cash sale still goes through a written contract, a title search and a closing.

Howler Property Group LLC is a Tampa-based direct home buyer that purchases Florida houses and land as-is, and publishes this guide so sellers can compare a cash sale with listing the house.

What is a cash buyer paying for?

  • The house as it stands, including repairs, clean-out and deferred maintenance the seller does not do
  • Certainty: no mortgage approval, appraisal or financing contingency to fall through
  • A closing date that can follow the seller's schedule
  • The time and cost of renovating and reselling or renting the property

What is a cash buyer not paying for?

  • A bank appraisal or loan underwriting, since there is no loan
  • A listing agent's commission, because the buyer is purchasing directly rather than listing the house
  • Showings, staging, open houses or a long time on the market

What does not change in a Florida cash sale?

  • Title search. Mortgages, liens, code fines and unpaid taxes still show up, and are paid from the proceeds.
  • A written contract and a closing with a title company or attorney.
  • Who pays which closing cost. This is set in the contract, not by custom. Florida's documentary stamp tax on the deed (Chapter 201 of the Florida Statutes) and the owner's title insurance premium are two examples, and title insurance premiums in Florida are state-regulated rates. Ask for the split in writing before you sign.
  • Your option to compare. A cash sale is one route. A listed sale may net more for a house in good condition and may take longer.

How do you judge a cash offer in Florida?

  • Ask how the number was reached, including the condition assumptions and repair estimate.
  • Ask what the buyer pays and what the seller pays at closing, in writing.
  • Check that the buyer is a real company with a Florida address and phone number you can call.
  • Have your own attorney read the contract if there is anything you do not understand.

Howler Property Group explains every offer and how it was reached. If listing with an agent would net you more, we tell you that.

Good Questions

Frequently asked

What does a cash home buyer pay for?
The house in its current condition, including the repairs and risk the seller does not take on, plus the certainty and speed of a sale with no mortgage approval or appraisal.
Does a cash sale in Florida skip the title search?
No. Title is still searched, and mortgages, liens, code fines and unpaid taxes are paid from the proceeds at closing.
Does a cash buyer pay real estate agent commissions?
A buyer purchasing directly, rather than listing the house, has no listing commission to pay. Any other costs are set in the contract.
Who pays closing costs in a Florida cash sale?
It is set by the contract, so ask for the split in writing before signing. Practice varies between buyers.
Is a cash offer always better than listing a house?
No. A house in good condition may net more when listed, at the cost of time, showings and financing risk. A cash sale trades some price for speed and certainty.
What closing costs still apply when a buyer pays cash in Florida?
Title search and title insurance, the documentary stamp tax on the deed under Chapter 201 of the Florida Statutes, and recording fees still exist. The contract says who pays each one.
